Providing Latest News & Updates about loan modification and mortgage refinance program announced by president Obama Government.
The making home affordable program introduced by the Obama administration set standard guidelines and eligibility requirements aimed at saving millions of home owners from the clutches of foreclosure. The making home affordable program is funded by $75 billion and it offers a unique way to modify the structure of the mortgage loan to make it more affordable on a monthly basis. Since the home owners applying for the making home affordable program are already short on cash that is why the federal making home affordable program makes the mortgage loan extremely affordable. The two sub-parts of the making home affordable program namely home affordable refinance program and home affordable modification program are voluntary programs that can be adopted by the banks and lending institutions at their own will. However, incentives offered by the government make it a more attractive scheme and the stimulus of incentives makes most of the lenders avail it.
To qualify for the home affordable modification program or the home affordable refinance program the eligibility criteria for the programs as set by the making home affordable program guidelines are as follows:
- The home on which the mortgage has been taken should be a primary residence.
- The original mortgage loan should have originated prior to 1st January, 2009.
- The loan amount to be repaid on a monthly basis should be less than @729,750 for a unit.
- The mortgage loan repayment amount should exceed 31% of the total gross income of the homeowner.
Qualifying for the federal making home affordable program is easy if an individual knows the criterion's and makes an effort to establish a good application for securing an approval on the making home affordable program. The home affordable modification program can help a homeowner reduce the monthly mortgage payment to as low as 2% or extend the term period of repayment to up to 40 years. There are certain times when a certain part of the principal outstanding amount is also waived off to accommodate the needs of the homeowner who is falling short of cash to meet up to the mortgage loan repayment requirements.
Lenders such as Bank of America, Chase Financial, CitiMortgage and many others are already a part of the federal making home affordable program and there are other large banks in the queue awaiting approval on the program. A formal agreement with the Treasury department seals the program for the banks and adopt it formally.

The Obama loan modification programs introduced by the Obama administration to save millions of home owners from the menace of foreclosure has received mixed feedback from different sources. Experts and professionals who are specialists in the home loan field stated that the Government home affordable modification program was doomed as recent data and statistics proved that not many people could benefit from the B Of A loan modification plan. The data which supported this statement points towards a direction where the Obama loan modification programs original goal was to have 500,000 modification closings done by a particular date but the number that was achieved by that date was 405,700 Bank of America loan modification program trials and permanent Government home affordable modification programs implemented.
The statistics are disappointing and so several experts claim that the B of A Loan Modification will not be as successful as it was though to be. The aim of the Bank of America loan modification program was to benefit millions of home owners maybe around three to four million people from losing their home and making their monthly mortgage repayment amount more affordable but it seems that the Government has failed in achieving the target.
As per the home affordable modification program guidelines any home owner meeting the basic criteria of the program can apply for the loan modification help. But out of the application made for B of A loan modification program only a handful were provided permanent modifications whereas the rest were still in the approval stage. However, with the introduction of the Government home affordable modification program the cases of foreclosure has dropped significantly by almost 15 per cent in the third quarter. Another option which is replacing foreclosures is the short sales and deeds which along with the Obama loan modification programs has led to reduction in the overall foreclosure cases thus indirectly helping the real estate market get back on its feet.
As per recent findings the number of mortgages that are overdue by almost 60 days or more have increased by 20% while the total number of mortgages that are overdue rose by around 15 percent in the third quarter to 7.6 percent of all existing mortgage applications.
Despite bad statistics many people have been able to come out of debt due to the prevalence of the Bank of America loan modification program process. The home affordable modification program guidelines served as a benchmark for approving mortgage modification applications of different people and this decreased the cases of unnecessarily filing for mortgage modification even if one has the capacity to pay off the mortgage loan.
The Government home affordable modification also known as the Bank of America loan modification program was a blessing in disguise to millions of home owners who were on the verge of losing their homes to foreclosure. One of the advantages of applying for the Obama loan modification program was that the foreclosure proceedings were stopped immediately till the time a decision was reached on the B Of A loan modification program.

The Obama administration introduced the making home affordable program aimed at saving millions of home owners from losing out on their homes. Two sub parts of the making home affordable program are home affordable refinance program and home affordable modification program.
As per the making home affordable program guidelines an individual has to meet set parameters for qualifying for the federal making home affordable program. As per the home affordable refinance program an individual is allowed to refinance his mortgage loan at a lower rate of interest so that the monthly repayment amount becomes affordable and payable at the existing financial condition of the client. The home affordable modification program on the other hand reduces the total monthly mortgage payment to 31% of ones gross monthly income. This helps an individual pay off the mortgage loan without compromising on basic necessities. The federal making home affordable program utilizes modification plan to ensure that the mortgage loan is not higher than what the debtor is earning which will make it impossible for the person to pay off the loan.
Mortgage loan lenders also support the making home affordable program as it ensures that they get back at least a part of the money or the entire amount lent to the borrower's by reducing the interest rate or extending the period of repayment. However, one cannot benefit from the home affordable refinance program or home affordable modification program if the home owner has enough income to be able to pay off the debt without taking resort to the federal making home affordable program. Also if the mortgage loan is not guaranteed by Fannie Mae or Freddie Mac then the home owner will not qualify for the federal making home affordable program.
There are certain making home affordable program guidelines which can help a home owner qualify for the home affordable refinance program. They are:
- The home affordable refinance program being guaranteed by Fannie Mae or Freddie Mac.
- It will apply only to a home owner’s primary residence.
- On time payments of the previous 12 months mortgage loan to avoid late payment within the previous year.
- The total amount owed on the mortgage loan should be less than 105% of the existing market value of the property.
- Proof of stable source of income and employment need to be submitted to qualify for the refinance or modification mortgage loan.
The home affordable modification program enables lowering of interest rate by up to 2% - 5% and the term period of loan repayment can be extended up to 40 years. Qualifying for home affordable modification program requires the following guidelines to be met:
- Primary residence with mortgage loan of not more than $729,750.
- Total monthly mortgage loan repayment should not be more than 31% of the gross income.
- A hardship letter clarifying ones financial situation and reason behind debt.

The loan modification plan has been in the market since a long time and many home owners have tried to benefit from the plan. But because of some reason or the other many home owners have failed to qualify for the plan. The economic downturn led to serious financial after effects which put home owners in a precarious situation and on the verge of losing their homes. However, with the introduction of the making home affordable program by the Obama administration those home owners got a second chance to save their home from foreclosure. As per the newly introduced making home affordable program guidelines a home owner who has failed with the loan modification program can re-apply to the making home affordable program but only if they meet certain set guidelines.
The best part about the making home affordable program of the Obama administration is that it requests all banks to at least go through all the applications of the home owners and then decide which application meets the making home affordable program guidelines before approving the application. The Obama making home affordable program can be applied even though you have been rejected the loan modification plan earlier.
The two parts of the same program are the home affordable modification program and the home affordable refinance program. Both the programs aim at reducing the monthly mortgage payments for the home owners so that they can afford it with their existing income. The basic point that is changed in both the home affordable modification program and the home affordable refinance program is that the monthly mortgage loan payment owed to the lenders should be reduced to 31% of the gross monthly income of an individual so that a home owner is capable of taking out cash and paying off the lenders without compromising on their basic necessities. The home affordable modification program requires an individual to prove that the mortgage was taken on ones primary residence, that the loan amount owed is equal to or less than $729,750, and that the existing mortgage loan owed is more than 31% of the gross monthly income of the home owner.
The benefits acquired from the home affordable modification plan is reduction of interest rates to 2% or extension of loan repayment period by up to 40 years and principal forbearance till the home is sold or refinanced. The federal making home affordable program requires one to fill the application accurately with all details and relevant documents so that after analysis of the application the bank cannot reject it.
Similarly to apply for the home affordable refinance program one has to qualify for it by meeting certain guidelines such as primary residence on which the mortgage loan has been taken, if the loan is guaranteed by Fannie Mae or Freddie Mac and so on.
